It looks like to modules might be wider than CONEX containers, which in my mind is a necessity for these to be liveable. the width of a CONEX is too narrow after insulation and wall cladding to be practical.
That said, with modular prefab housing blocks like this the big big advantage is speed of construction, which makes it so that the financing of the building doesn’t have to cover a multi-year gap between permitting to first leases, making these buildings much more cost effective and easy to finance. This version is basically the simplest possible approach, but there are much more esthetically pleasing ways to build this type of building and keep the same advantages.
